All work is engineered to Massachusetts frost depth requirements, which typically require footings to extend at least 48 inches below grade. The right foundation type depends on your lot conditions, soil, and what's being built on top.

All foundation and structural framing work requires a building permit in Massachusetts. Permits are pulled before work begins and inspections are required at key stages — foundation, framing, and final. North Heritage manages all permits and inspections as part of every project.
We assess the existing foundation as part of every addition consultation. Signs of concern include visible cracks, water infiltration, settling, or bowing walls. If the existing foundation needs reinforcement before we build on top of it, we will tell you directly — and handle the remediation as part of the project.
